## The days are short and the housing bill is long. A second base in Phuket is a calculation worth making.

A condominium in your own name, a brand or developer that looks after the building and, in season, a flight from Frankfurt or Zurich. Priced in the open, regulated in writing.

## Not a move — a second address.

The short days arrive early. On the shortest day of 2022 the Netherlands had 7 h 43 min of daylight, and a winter of that is long enough to make anyone count. Meanwhile a home takes a larger share of an income than it did: in Germany the BVR reckons that homes cost about 7% more relative to incomes in 2025 than in 2018, with new building covering about 58% of the need. Nobody is to blame for either. Both are reasons to look at what else is on offer.

Phuket offers a different calendar. Condor flies Frankfurt–Phuket non-stop from October to May, Edelweiss lists a seasonal flight from Zurich, and from other cities one stop, for example in Istanbul, does it. Since 15 September 2026 EU passports enter visa-free for 30 days; for a whole winter Thailand has its own visas — the DTV for remote workers, retirement visas from age 50, the Long-Term Resident visa.

Retirees, remote workers and families use such a base in different ways, yet the careful ones buy in the same order: the building first, then the contract, then the view. They read the title with their own adviser and fly out for a viewing day before they pay anything. We prepare the shortlist, the legal check and the day.

Phuket is not short of apartments; Krungsri Research warns of oversupply in some locations. That is why this page shows eight projects, not eighty — each with a named brand or developer and a published price. A winter home should be chosen slowly, and then used often.

## Light, legal clarity and prices in the open

A second home is judged on how you get there, how you own it and what the months in between look like. Here is the plain version of each.

- **Frankfurt and Zurich: flights in season.** Condor flies Frankfurt–Phuket non-stop from October to May: about 11 h 15 out and 12 h 50 back. Edelweiss lists a seasonal flight from Zurich. From other cities the route has one stop, for example in Istanbul — confirm the day’s timetable when you book.
- **Fewer projects, chosen on purpose.** Our live catalogue counts 19,000+ properties in 380+ projects, 290+ of them on Phuket. Some Phuket locations are oversupplied, as Krungsri Research warns, so the building and the developer matter more than the view. We show eight here.
- **Doctors, classrooms and a German honorary consulate on the island.** InterNations’ Expat Insider 2025 ranks Thailand 4th overall and 2nd for housing. On Phuket: Bangkok Hospital Phuket, JCI-accredited since 2009; international schools including the British International School, HeadStart, UWC Thailand and QSI; and an honorary consulate of Germany, under the embassy in Bangkok.
- **30 days visa-free, and visas for longer.** Since 15 September 2026 holders of EU, Swiss, Norwegian, Icelandic and Liechtenstein passports enter for 30 days, tourism only, extendable once at the officer’s discretion. A winter is longer, so Thailand offers the DTV (5 years, up to 180 days per entry, for remote workers), retirement visas from age 50 and the Long-Term Resident visa. Property does not grant residence.
- **Freehold within the quota, lease where the law says lease.** A condominium unit can be yours freehold, in your own name, up to the building’s 49% foreign quota; the Land Office registers the title. For villas and land the law offers a registered lease (30 years, renewable by contract) or a Thai company, and the authorities are examining nominee arrangements. Proposals to raise the quota or lengthen leases are not law. Which rule applies to your unit, we tell you before any deposit.
- **Looked after while you are away.** In an operated residence the hotel or management team maintains the unit and can run the rentals, and you decide how many weeks are your own. Income depends on occupancy and is not guaranteed unless the contract says so.

## Four steps from a first call to the keys

1. **The call.** Twenty minutes on screen, in English: what the home is for, the budget, the time frame and the months you would spend here.
2. **Your shortlist on paper.** Units, prices and payment plans for the projects that fit, with the form of ownership stated for each unit and any rental programme described as the contract describes it.
3. **A viewing day, or a reservation from home.** Either a day on Phuket with a driver meeting you at the airport, or an online reservation with the viewing afterwards.
4. **Contract, transfer, title.** The contract goes through our lawyers; the money arrives in foreign currency from an account in your name, with the bank’s FET form; the Land Office then registers the title.

## Questions we hear from Europe

### Can I buy an apartment on Phuket in my own name as an EU citizen?

Yes. A foreigner may hold a condominium unit freehold in their own name as long as the building’s 49% foreign quota has room; the title deed is registered at the Land Office. Units in this selection start at $150,000 (≈ €133.9K).

A villa or a plot works differently: a registered lease, usually 30 years and renewable by contract, or a Thai company. Owning property does not confer residence. For each unit we state the form of ownership before you reserve.

### What is the 49 percent foreign quota?

In a condominium building, foreign owners together may hold no more than 49% of the total unit area. Before you reserve, we ask the developer in writing how much of the quota is left in the building.

Proposals to lift the quota or to extend leases to 99 years have been discussed, but they were not law at the time of writing. We plan with the rules as they are.

### How long can I stay without a visa, and what changed in September 2026?

From 15 September 2026 the visa-free stay for EU, Swiss, Norwegian, Icelandic and Liechtenstein passports is 30 days, for tourism, extendable once at the immigration officer’s discretion. The earlier, longer exemption has ended; people who had entered before the change kept the stay they were granted.

A whole winter therefore needs a visa. Rules change, so check the official sources before you plan.

### Which visa do I need for winters, as a retiree or remote worker?

Remote workers: the Destination Thailand Visa (DTV) runs for 5 years, with stays of up to 180 days per entry that can be extended by another 180 days. The applicant shows funds of THB 500,000 and, since 31 August 2026, a criminal-record certificate.

Retirees: the retirement visa is for those aged 50 and over, with a deposit of THB 800,000 or a monthly income of THB 65,000, and health-insurance conditions. The Long-Term Resident visa has a category for pensioners. Published sources differ on the details, so use the official ones and your own adviser — and note that a property does not grant a visa.

### How do I transfer the money, and what is the FET document?

Funds for a freehold condominium must come from abroad, in foreign currency, from an account in the buyer’s name. The Thai bank that receives them issues a Foreign Exchange Transaction form (FET); the Land Office asks to see it at registration, and not every transfer service can produce one.

The price is collected in stages while the building rises: reservation, contract signing, instalments, then the balance at handover. Before you send anything, we confirm the route with the developer’s bank.

### Must I report or tax anything at home?

That depends on where you are tax resident, and we are not tax advisers. Questions to put to yours: in Germany, the private sale of a property within 10 years of purchase is taxable, including a property abroad; in France, foreign property can fall under the IFI for residents with more than EUR 1.3 million of net real estate; the Netherlands and Thailand signed a new tax treaty on 21 November 2025, and its entry into force is for your adviser to confirm.

In Thailand, a tax resident (more than 180 days a year) is taxed on foreign income that is remitted to Thailand. Ask before you reserve, not after.

### What happens to my pension and health insurance in Thailand?

How a pension is paid abroad and taxed depends on your pension fund and on the treaty between your country and Thailand. Advice found online contradicts itself, so put the question to your fund and a tax adviser before you plan.

For health cover, check what your current insurer pays outside Europe. A consultancy’s guide puts basic private health insurance in Thailand at THB 20,000–50,000 a year; the retirement visa has insurance conditions of its own.

### How do I fly from Frankfurt or Zurich, and how long does it take?

Condor flies Frankfurt–Phuket non-stop from October to May: about 11 h 15 out and 12 h 50 back by its own timetable page. Edelweiss lists a seasonal Zurich–Phuket flight; confirm the days when you book. Finnair (Helsinki), Norse (Oslo, Stockholm) and Air France (Paris) also list non-stop winter flights.

From Munich, Vienna, Amsterdam and most other cities the route has one stop, for example in Frankfurt, Zurich or Istanbul. We claim no non-stop that we cannot confirm; check the timetable of the day.

### How do I find doctors and schools?

Bangkok Hospital Phuket has been accredited by Joint Commission International since 2009. Schools on the island include the British International School, HeadStart, UWC Thailand and QSI, among others. Germany keeps an honorary consulate in Phuket (Monday to Friday, 9:00–12:30), under its embassy in Bangkok.

### What happens on resale or inheritance?

A sale is registered at the Land Office, as the purchase was; for a villa on a lease, what you sell is the remaining lease term. At home, tax may follow: in Germany a sale within 10 years of purchase is taxable.

Whether heirs can take over a unit, and what a will must say in Thailand and in your own country, is a question for a lawyer. We put it to ours in writing for the unit you choose, and you should put it to your notary at home.
